The project involves the new construction of a data centre including additional laboratory space for three degree programmes in the vicinity of the Wildau University of Applied Sciences (TH Wildau) campus. A plot of land is available for the construction of the new building, which borders two public roads, a railway line, and a private plot (with commercial use). The building is to house both the THW data centre as a self-contained unit with central servers, the required technical systems such as cooling, air conditioning, BMS, UPS, network, etc., as well as the associated office and consulting rooms, and rooms for research and teaching, such as laboratories, seminar rooms, and office space for the Automation Engineering and Transport Systems Engineering degree programmes. In addition, rooms for the Business Administration degree programme are to be provided, which are to be equipped with a high IT component and, in addition to laboratory space, are to contain several group workrooms and offices. The spatial programme provides for a net floor area (NFE 1-6) of approximately 3,975 m². Of this, approximately 1,003 m² are allocated to the university data centre, 1,246 m² to the Automation Engineering degree programme, 1,219 m² to the Transport Systems Engineering degree programme, and 507 m² to Business Administration. The data centre is to be certified in accordance with the existing specifications based on the requirements of TÜViT TSI STANDARD Version 4.6, Level 3 / EN 50600 as well as ISO 27001. In accordance with Section K3 of the RB-Bau or RL-Bau, environmental protection and thus sustainability are of particular importance for new buildings of the State of Brandenburg. For this construction project, it was determined in advance in accordance with the Assessment System for Sustainable Building (BNB) that the BNB criteria for Educational Buildings Version 2017 shall be applied without restriction to the overall building (data centre + laboratories) and that the corresponding certification shall be achieved at the Silver standard. An urban planning challenge will be the integration of the building on the approximately 5,000 m² plot with the boundary conditions described above, the topography of the plot (i.e. height differences on the plot of up to 3 m, partly embankments in the southern and western areas), the fixed access via the neighbouring plot (usage rights clarified), and the stipulations in the land-use plan (B-Plan), such as the height limitation of structural installations to 15.5 m (above the reference height Hochschulring) or the partly protected vegetation on the municipal area located to the south. The planning services for the project described here are being tendered as a general planning service with the following service profiles: - Building and Interior Design - External Facilities - Structural Engineering - Technical Building Services (all system groups) - Fire Protection - Building Physics (Thermal Insulation and Energy Balance) - Building Physics (Building Acoustics/Sound Insulation, Room Acoustics) - Subsoil/Geotechnics each in a phased commissioning. BIM is used as the working method in the project. BIM management is located on the client side. The general planner is responsible for overall BIM coordination with the coordination and definition of the cross-trade operational implementation of the BIM method. Each modelling specialist planner must implement their planning using the BIM method in accordance with the Specific BIM Performance Requirements (see annexes). Correspondingly profound knowledge and experience in planning with BIM are a prerequisite (see selection criteria and award criteria in the annexes). Upon completion, the integration of the BIM model into facility management is planned. On the client side, a geotechnical expert (preliminary investigation), BIM and BNB coordinators have already been engaged. A preliminary geotechnical investigation is available. A surveying engineer and SiGeKo (Safety and Health Coordinator) will be commissioned directly by the BLB (Brandenburg State Building Authority) on a project-accompanying basis and are not part of the services tendered here.
