Nordenstadt is one of the eastern districts of the state capital Wiesbaden with currently around 9,500 inhabitants. Due to its convenient and rural location (near the motorway network in the direction of Frankfurt a. Main), the good infrastructure and public transport connections to Wiesbaden city centre, Nordenstadt is a particularly popular district among young families. The state capital Wiesbaden has responded to the rapidly increasing demand for living space with a large-scale expansion in the west of the district, the “Hainweg residential area”. Since the development plan came into force at the beginning of 2017, 650 residential units have been built on 21 hectares along the spacious “Hainpark” neighborhood park, which is networked with the town center and the landscape. In addition to future-oriented forms of living and high-quality public spaces, the usage structure of the new residential area was supplemented by an efficient public infrastructure, which includes two daycare centers and a retirement home. SUBJECT OF THE SERVICE TO BE COMMISSIONED Property planning, outdoor spaces, outdoor space planning (KG 500 according to DIN 276) based on the current version of the HOAI 2021 (§§ 38-40), basic services and special services according to the partial service table as appendix 1 to the draft contract. The calculation basis for the offer is the estimated net construction costs in accordance with Appendix 1 to the task description. The subject of the contract to be concluded are the basic services based on the HOAI 2021 for service phases 1-9. OPTIONS The services will be called up in stages, subject to the committee resolutions for further implementation of the project as well as the decision of the AG in the further course of the project: Stage I: LPH 1 - 4, Stage II: LPH 5 - 9 With the award of the contract in this award procedure, the following services will initially be called up: Stage I: LPH 1 - 4 After the decision on the basic template developed on the basis of the draft, after submission of the results of the plausibility check The audit office of the state capital Wiesbaden and the resolution of the implementation template by the city council/committee resolution can be used to access the following services. Stage II: LPH 5 - 9 The further processing stages/service phases are therefore subject to committee approval and can only take place with the approval of the necessary committee resolution to be requested by the client. The contractor has no right to access individual services or all service levels. A detailed list of the basic services and the special services required from the clients perspective is provided in the procedure. The billing of additional costs must be stated as a percentage of the net fee. PROJECT DATES: Start of service provision: immediately after the contract is awarded Completion of service phase 3: approx. December 2026 (= provision of documents for the plausibility check) Completion of plausibility check: approx. March 2027 Completion of LPH 4: approx.
