Based on the planning assessment in accordance with Section 34 of the BauGB, it is planned to develop two buildings structurally and spatially on the area currently used as a garage property. The structures are to be built alongside the street using an open construction method. In accordance with Section 34 of the BauGB, the two buildings communicate by incorporating the neighboring typologies of row and point house. On the basis of Section 34 of the BauGB, a four-storey building as a row with access to an arcade and a point house as a multi-span building with a central staircase are coordinated with planning law; alternative variants must be examined. When planning the access system, attention must be paid to high space efficiency. What is particularly important here is a good ratio of living space (WFL) to gross floor area (GFA), gross volume (BRI) and envelope area. Approximately 70 residential units and an office for the housing provider as well as a common room with sanitary facilities are to be realized in accordance with the mix of apartments provided. Subject to the results of the detailed planning, it is generally planned to create a mix of 1, 2, 4 and 5-room apartments, with the focus being on compact 1- and 2-room apartments with a number of approx. 55 residential units. In the spirit of sustainability, CO2 neutrality, ecological quality as well as efficiency in the constructional and timely implementation of the project, ProPotsdam is open in its choice of construction method. Economic feasibility studies and life cycle cost analyzes must be carried out for assessment purposes. In addition to the cost-optimized building concept, the costs for building management are of great importance. Both requirements must be balanced with one another. The alignment of the building concept with energy requirements results from the funding regulations of the Federal Funding for Efficient Buildings (BEG) of the KfW Förderbank. The planning and implementation should take the efficiency house 40 sustainability class into account. According to the energy concept, the integration of photovoltaics and/or solar thermal energy must be planned as a renewable energy component and the possibilities of green roofs must be examined. All apartments are generally accessible without thresholds in accordance with DIN 18040-2:2011-09 point 4.3.3.1 sentence 2. For this purpose, all apartments on the upper floors are connected via an elevator without thresholds. In accordance with the current parking space regulations of the LHP based on §3 (7), it is intended to minimize the parking space proof for each project in accordance with the actual need.
