Contract Description

Building construction services for the Knappenstrasse comprehensive school in Oberhausen Building construction services for the Knappenstrasse comprehensive school in Oberhausen
SBO Sericebetriebe Oberhausen (hereinafter: the client) intends to commission the new construction of the 6-class comprehensive school Knappenstrasse in Oberhausen. The comprehensive school is being built for 1,344 students (SuS) on Knappenstrasse in Alt-Oberhausen. The new building is intended to contribute to neighborhood identification in the district. The property has a large population of trees, the majority of which should be preserved. The development in the area is heterogeneous; along Knappenstrasse it is essentially characterized by multi-story apartment buildings. The comprehensive school consists of a total of four components: Component 1 with the foyer, auditorium and cafeteria on the ground floor. The kitchen and teaching kitchens are also located here, as is the music area. In the basement there are technical rooms and the underground car park with 77 parking spaces. Component 1A (1st and 2nd floor): Here you will find the Sek II for 264 students, a bistro for 280 people and a decentralized teachers area. Component 1B (1st floor): central administration. Component 2 with two triple sports halls one above the other, the changing rooms and other rooms in the sports area such as occupational therapy, gymnastics, etc. Component 3: specialist cluster Work rooms and art rooms on the ground floor, the NW rooms on the 1st floor and IT rooms and exam room on the 2nd floor. Component 4: Sec I with large year clusters for 180 students each and decentralized teacher areas assigned to two years. The buildings have a total gross floor area of approximately 27,660 m² (GFA R). Components 1 and 2 are in the north and are connected on the ground floor and basement. On the 1st floor these are connected via the roof terrace. Components 3 and 4 are in the south and form the main entrance from Knappenstrasse in between. The auditorium and cafeteria are intended as meeting places with a total of 600 possible seats. The auditorium can be separated from the cafeteria by a mobile folding wall and can be used separately with a maximum of 400 seats. The lower sports hall is also intended as a meeting place with a grandstand for a total of 400 people. All sports halls should also be used by clubs outside of school. Due to the desired number of max. 280 people, the bistro was also planned as a meeting place according to SBauVO. The school is planned to be barrier-free. All levels used for school purposes can be reached barrier-free and without thresholds using an elevator. The construction pits are all constructed in advance with waterproof shoring and are not part of this tender. Components 1 and 2 are completely substructured. Components 3 and 4 are only partially supported. The excavation pit floors vary in depth. The basement floors are planned entirely in waterproof construction. The buildings must be secured against floating (including during the construction phase). The building is planned in a wood-concrete hybrid construction. The basement floors and the ground floor of components 1 up to and including the ceiling above the ground floor as well as the entire component 2 (except for the roof structure) are planned in reinforced concrete, as are the stairwells and other stiffening walls in the other components. The supporting structure of the remaining components and floors is carried out via load-bearing external walls in wooden panel construction (encapsulated) and internal wooden supports. The ceilings are designed as wood composite ceilings that rest on steel composite beams that are the same as the ceiling. The facades are intended as a curtained, rear-ventilated wooden facade. The cladding is done using 3D solid wood profiles as a closed wooden facade (tongue and groove profiles). In BT2 (north and east facade) and BT 4 (east facade), a non-combustible facade must be installed in coordination with the fire department. Here, instead of the hung 3D wooden facade, hung, folded, powder-coated aluminum profiles with different widths and depths are provided. A post and transom façade is planned in the stairwell area. A slat construction is planned in front of this (wooden slats attached to the UK). All roofs are intended as retention roofs with extensive green roofs. The roof above the 1st floor in component 3 receives simply intensive green roofs. A photovoltaic system is planned on the roofs. Other technical structures such as the ventilation systems and the NEA are also planned here. All canopies are intended as retention roofs with extensive green roofs. The roof area above the ground floor of component 1 is used as a schoolyard area. A walkable terrace area is planned here as well as planting areas with partly intensive green roofs. The outdoor facilities will be equipped with playground areas, a multi-purpose playing field and a “green classroom”. The procedure will be conducted as a negotiated procedure with a participation competition in accordance with the EU VOB/A and is scheduled to be completed in the summer of 2026. The commissioning of the building must be completed by June 30, 2029.
