In Altenkirchen, the upper part of the pedestrian zone is to be renovated, the Schlossplatz is to be redesigned and the sealing of the underground car park is to be renewed. For this purpose, service phases 1-4 were already carried out in an initial planning order. The expansion and renovation limits can be found in the attached draft plan. Part 1: Renovation of the pedestrian zone section: The renovation of the pedestrian zone section should be visually based on the remaining pedestrian zone that has already been renovated. The area to be planned for this is 1,550 m². A cost estimate of €345 net/m² is assumed. This results in a total net construction cost of €543,750.00 for the renovation of the section of the pedestrian zone. The project is to be classified in fee zone 4, minimum rate, in accordance with Section 38 of the Fee Regulations for Architects and Engineers (HOAI), outdoor facilities. Part 2: Redesign of Schlossplatz: The Schlossplatz is to be completely redesigned according to the draft plan. The aim is to increase the leisure function, to make the spacious space smaller and to create shaded areas through appropriate planting. During further planning and construction, particular attention must be paid to the underground car park underneath (statics, coverage, ventilation, etc.). The planned area is approx. 3,100 m², of which approx. 600 m² is green space. The cost estimate is €340 net/m², resulting in a total of €1,054,000.00 net for the redesign of the Schlossplatz. The project is to be classified in fee zone 4, minimum rate, in accordance with Section 38 HOAI, outdoor facilities. Part 3: Sealing the underground car park at Schlossplatz The sealing of the underground car park is leaking in several places. As part of the redesign of the Schlossplatz, the underground car park is to be completely resealed. The area to be planned for this is approx. 2,250 m². We assume a cost estimate of €128 net/m², which results in a total sum for this part of €288,000.00 net. The project is to be classified in fee zone 3, minimum rate, in accordance with Section 41 HOAI, engineering structures.
